Residential Demolition Sydney: Quick Answers
What is residential demolition?
Residential demolition is the safe removal of a house or other residential structure, such as a garage, granny flat, pool or outbuilding, usually to make way for a new home. In Sydney it includes approvals guidance, service disconnections, asbestos removal, demolition, slab and footing removal, waste recycling and a level site for the builder.
How long does it take to demolish a house in Sydney?
The demolition itself usually takes about three to five working days on site for a standard house, or four to seven for a two-storey home. Approvals and service disconnections take longer, often several weeks each, so the full process from quote to handover is commonly one to three months.
Do you need a licence to demolish a house in NSW?
It depends on the structure. A SafeWork NSW restricted demolition licence is needed for load-bearing structures 6 to 15 metres high, or where machinery works on a suspended floor. Asbestos removal is licensed separately. Whatever the size, the work must follow AS 2601 with a written plan and a SWMS.
| Indicative cost (2026) | Single-storey timber $18k–$28k · single-storey brick $25k–$40k · two-storey $35k–$55k+ |

What a residential knockdown involves
A house demolition is far more than swinging a machine at a wall. Before we start, we confirm your approvals, arrange service disconnections (power, gas, water and telecommunications) and check the site for asbestos and other hazards. Salvageable materials are set aside, the structure is brought down in a controlled sequence, and all waste is loaded out and tracked to a licensed facility.
Because we hold asbestos licensing in-house, there is no waiting on a separate contractor if bonded or friable material turns up in eaves, fencing, flooring or wet-area sheeting. It is identified, removed, air-monitored and cleared as part of the one program.
Why homeowners and builders choose H&R
Most of our residential work comes from repeat builders, developers and homeowners who value a crew that turns up, keeps neighbours onside and leaves a clean site. We keep you informed from the first site inspection through to final handover, with realistic timeframes and a fixed, itemised quote — no vague estimate that balloons on the invoice.
Whether it is a tight inner-west block with limited access or a larger site in the Sutherland Shire, we bring the right plant, dust and noise controls, and traffic management to get it done safely and efficiently.
House Demolition in Sydney, Start to Finish
House demolition in Sydney is mostly planning, with only a few days of machine work. Most of the time goes on approvals, service disconnections and asbestos checks before anything comes down. We manage all of it as one program, so homeowners and builders deal with one demolition company from the first site visit to the handover of a clean, level block.
- Free site inspection. We check the structure, access, neighbouring buildings and likely asbestos, and confirm what your builder needs at the end.
- Fixed, itemised quote. You get a written price covering demolition, asbestos, slab and footings, disposal and clean-up, with no per-square-metre guesswork.
- Approvals. Most home demolitions in Sydney need a complying development certificate (CDC) or a development application (DA). We guide you on which applies; see our demolition permits guide.
- Service disconnections. Power, gas, water and telecommunications are disconnected and made safe before work starts.
- Asbestos removal and clearance. Any asbestos is removed by our licensed team and cleared before the main demolition.
- Demolition and load-out. The house comes down in a controlled sequence, with concrete, brick, steel and timber separated for recycling.
- Slab, footings and clean-up. Slabs, footings, driveways and paths are removed if required and the site is left level.
- Handover. You receive disposal dockets and any clearance certificates, and the block is ready for your builder.

Every block is different, but these 2026 ranges give a realistic starting point for a standard Sydney home demolition. They cover demolition, waste disposal and clean-up:
| Home type | Indicative cost (Sydney, 2026) |
|---|---|
| Single-storey timber or weatherboard home | roughly $18,000 – $28,000 |
| Single-storey brick or double-brick home | roughly $25,000 – $40,000 |
| Two-storey home | roughly $35,000 – $55,000+ |
| Asbestos removal (if present) | commonly $2,000 – $15,000+ |
| Pool removal | see our pool removal guide |
Indicative only. Access, asbestos, slab removal and site clearance move the price. Read the full house demolition cost guide.
Home Demolition for Knockdown Rebuilds
Most home demolition in Sydney is part of a knockdown rebuild, where the old house makes way for a new one on the same block. Builders need the site handed over on a specific date, at a specific level and with nothing left in the ground that will get in the way of the new slab. We work to your builder’s program and set-out requirements, and our excavation crew can do the site cut straight after the demolition, so there is no second mobilisation and no gap between trades. Our knockdown rebuild checklist covers what to organise before we arrive, and the demolition timeline guide explains how long each stage takes.
Garage, Granny Flat, Shed & Pool Removal
Not every residential job is a whole house. We also remove single structures and make good the area around them:
- Garage demolition. Brick, fibro and steel garages and carports, including the slab and driveway if required. Older fibro garages often contain asbestos, which we remove first.
- Granny flats and outbuildings. Sheds, studios, old laundries and granny flats, cleared to make room for a new dwelling or a larger backyard.
- Pool removal. Partial or full removal of concrete and fibreglass pools, with backfill compacted in layers. See pool removal costs and process.
- Hardstand and landscaping. Driveways, paths, retaining walls and paving broken out and recycled.
